As standard with all the services we provide we not only market your property, find the tenant, obtain references and collect the initial rent and deposit on move in, we continue to collect the rent throughout the tenancy and deal with the renewal or end of the tenancy - should both parties decide to continue.
With our Property Management service, we will also:
- Carry out two interim inspections each year and send a full report to you.
- A 24 hour emergency call-out service.
- Arrange all repairs and maintenance providing at least two separate quotes.
- Provide a key holding service.
- Arrange payment of your outgoings on the property (eg. ground rent, service charges).
- Provide tax advice for overseas landlords.
- Rent chasing and rent arrears.
- manage the check-out and return of deposit negotiation process.
Our Property Management department have on call services at all levels that are fully insured, from a one man band that carries out simple and easy to do jobs to large building companies.
We also provide a 24 hour emergency helpline should tenants need help out of hours along with contractors who are always on call around the clock
Rent Guarantee
From January 1st 2011 Sinclairs now offer a rent guarantee on all managed properties instructed from this date included in our management service.
